Commercial Division: Developers
Two hundred units. One spec. Zero surprises.
Multifamily, student housing, senior living, hospitality, mixed-use. The projects are different, but the math is the same: a surface that costs a little more per unit and a little less in call-backs, delivered on a schedule that does not move your lease-up date.
Trademark Universal Stone has fabricated stone for Louisville developers since 2009, from single-building renovations to multi-phase expansions like Kentucky Downs in Franklin. We help you set a standard once, then hold it across every unit, every building, and every phase, with one point of contact who knows your program.
What we handle
- Program standards: one approved spec for edges, cutouts, overhangs, supports, and sink models, applied to every unit
- Takeoffs and per-unit pricing from plans, with volume tiers spelled out
- Material consistency across phases, with stock held at Lithology, our own supply house, so phase three matches phase one
- Phased fabrication and installation sequenced to unit turns, floor by floor or building by building
- Amenity and common-area packages: leasing offices, lobbies, clubrooms, fitness, and shared kitchens
- Coordination with casework, plumbing, and flooring so stone is never the reason a unit is not ready
- Quality control inspection on every phase before it is turned over
- Close-out documentation and a one-year limited warranty on fabrication and installation
Why developers choose Trademark
Repeatability is the whole product. We help you lock the standard early, then we build a template for it. Every unit gets the same edge, the same cutout, the same overhang, and the same install, so your punch lists get shorter with every floor instead of longer.
Capacity for the whole building. A robotic sawjet that cuts a full slab in about eleven minutes and a shop producing roughly 1,000 square feet a day means we can fabricate an entire phase in the window your schedule allows, not the window our shop can manage.
Material that will still be available in phase four. We hold program material at Lithology so the quartz in the last building matches the quartz in the model unit. If a manufacturer discontinues a color mid-project, we know before you do, and we have an alternate ready.
One call. Your Trademark contact owns the program from takeoff through the last unit. No hand-off to a different shop, a different installer, or a different phone number when the job gets busy.
Materials for multi-unit programs
Quartz is the workhorse: consistent, non-porous, and forgiving of tenants. Granite where budget and durability both need to win. Porcelain for high-traffic amenity surfaces and exterior applications. We will recommend a program material based on your turnover, your maintenance plan, and your budget, and we will show you the per-unit difference before you decide.
Send us your unit plans and we will return per-unit and program pricing.

Frequently Asked Questions
-
Can you handle a multi-building, multi-phase program?
Yes. The Kentucky Downs expansion in Franklin ran across multiple phases covering hotel rooms, bathrooms, and common areas. We plan the fabrication queue and install crews around your phasing.
-
How do you keep material consistent across phases?
We hold program material at Lithology, our own supply house, and we confirm availability before each phase releases. If a color is at risk, we flag it and propose an alternate early.
-
Do you offer volume pricing?
Yes. Takeoffs for multi-unit programs include per-unit pricing with volume tiers stated up front.
-
Can you turn units on a tight move-in schedule?
Yes. Fabrication runs ahead of install by phase, so units are templated, cut, and installed in the order your schedule needs them.
-
Who is my contact?
One Trademark project contact from takeoff through close-out, backed by our estimating, CAD, fabrication, and installation teams.
